Applicants can receive cash backon basement apartments, gardens suites and more with the Build More, Get More Grant Program 

Those wishing to build an Additional Dwelling Unit (ADU) in the Town of Ajax can now receive cash back on their builds with theBuild More, Get More Grant Program. Examples of ADUs include a basement apartment, garden suite, upstairs apartment, and a living space within an existing garage. 

The program offers applicants a fixed amount per unit, depending on the number of units constructed on their property:

Successful applicants will receive their grant after the building permit has been issued, construction is complete, and the permit is closed. 

Property owners, landlords, developersand anyone interested in building an ADU can learn more about ADUs, the grant program and the building permit processon the Town’s new online housing portal, ajax.ca/housing. 

This grant program, along with the Town’s recent Zoning By-law Amendment permitting up to four (4) units on a single property, is possible, in part, thanks to the Housing Accelerator Fund. Ajax will receive $22 million in federal funding over a four-year period to encourage the development of new housing within the Town.

  • The Build More, Get MoreGrant Program allows applicants of new Additional Dwelling Units to receive a fixed amountfor each unit built. 

  • An Additional Dwelling Unit is a separate, self-contained dwelling unit on a homeowner’s property for family or tenants to live in.Examples include a basement apartment, upstairs apartment, dwelling in an existing garage, or detached garage (garden suite). Learn more atajax.ca/housing. 

  • The Town of Ajax allows up to four (4) units on one property, as per the zoning by-law amendment from the Community Affairs and Planning Committee Meeting on March 3, 2025. 

  • The Build More, Get MoreGrant Program is made possible by the Housing Accelerator Fund, awarded to the Town of Ajax by the Government of Canada. In 2023, the Town applied for this Fund which is designed to reward municipalities committed to solving Canada’s housing crisis.   • In 2023, the Town developed a Municipal Housing Target Pledge, which supports the Province’s goal of building 1.5 million homes over the decade. The Pledge is for 17,000 units to be built in Ajax by 2031.
